Yes, internal (the first thing people say when they hear we had a flood is, "but you live on a hill!") The line to the icemaker in the refrigerator broke. Was hours before it was discovered...Bob came home to water coming out of the downstairs ceiling...

We had something similar a few years ago... but luckily it didn't get quite as far as yours. I came home from work , walked into the kitchen and suddenly wondered why my feet were wet The hot water tank... in the airing cupboard above the kitchen..... had developed a split....but luckily I came home before it broke wide open. I was able to turn the water off, and run all the taps to drain the tank!!! The kitchen ceiling was a mess, and the smell of wet floorboards was for ages..... but nowhere near the sort of damage you've had!!!
Well, it sounds bad enough, Baz! Lucky you came home when you did, and got right to it, emptying the tank!!

And did I mention that I'd been over helping my parents move out of the farmhouse they've been in for 25 years when he called me?? I was 2 hours away from home... I stepped from one #$%$## pile into another!
