Thanks, Sweet! They told us "3-4 weeks" yesterday...and they aren't starting the real work until next Monday, because they have to dry the place out.

I was able to turn the water off, and run all the taps to drain the tank!!! The kitchen ceiling was a mess, and the smell of wet floorboards was   for ages..... but nowhere near the sort of damage you've had!!!
