My first tip is- Get in touch with your local council to find the recommended people for the job. do not use yellow pages or papers for this.
How naive am I?   I never would have considered asking my local council.

Now I ponder on it, I realise that Yellow Pages and local free papers are all businesses advertising themselves, which is not necessarily a good recommendation.

Anyone watch that show *cowboy builders* on Ch5, it astounds me how much money people pay up front, 1 woman was having a new kitchen and she paid about 20 grand up front and before the ktchen was even started, the builder told her about a new investment in some houses being built, she thought it sounded good so she gave him another 41 grand  the kitchen never got fitted and when they looked into the planning permission for these new houses they were told no-one had ever applied and they would never had got permission anyway, so she lost the lot
